Although the spring months are notoriously the best time to buy real estate, fall may be the new ideal season to buy a home.
- There’s less competition
This means new inventory and repositioned old inventory that did not sell in the prime season.
This puts you in a great position to negotiate a better deal. Fall home buyers are in a position to offer less on a home and have a stronger negotiation. Many sellers are very motivated to sell. Many want to close by Thanksgiving or Christmas.
2. Sellers are worn-out
Some sellers who have homes that have been on the market since Spring or early summer may have been over confident and listed their homes for more than they could sell for. Many have had no "action", making them ready to make a deal. Otherwise, they risk removing the listing and waiting again until Spring.
3. Sellers Are Serious
There are also many new listings in the fall. It's possible that these sellers are having a home built, and it’s now ready. Maybe they need to move because of a job. Maybe they are trying to get into a different school district before it starts. These sellers tend to be more serious.
4. Less Competion
Most of the buyers that need to move to be in a new school district are done by now. This means less buyers out there to compete for the homes you want. This means, with less competition, buyers are more willing to consider offers that they are given.
