Build or Buy? Which One Is For You?

Should you buy or build your next home?

The feeling of walking into a brand new, everything fresh, just the way you want it home can be thrilling!  But, there is no replacing the feeling of charm and character that many existing homes can bring!  So which do you choose?

The answer may be different for everyone and there is no right or wrong answer. Here are some things to consider when making a choice.

NEW HOMES

A new home can be totally customized to exactly the way you and your family would like it.  You choose your floor plan, cabinets, bathroom and bedroom count, flooring and even the land you build it on!

New homes are also built more efficiently.  With things like windows and appliances being made with cost savings in mind, you can't beat the efficiency of these items.  New homes are also built with better insulation options.

With a new home, things like lead paint, asbestos and Radon are not a worry.  Homes built prior to 1978 didn't have the strict paint standards that we have today.

Remember though, that a new home has higher upfront costs and just because you put $300,000 into building it, doesn't mean you will get that out of it when you sell. There can also be unexpected costs from the build that were not budgeted in; things like excavation and landscaping. New homes also take awhile to build and sometimes things happen that will slow a build, causing delays.  Go in to this choice being prepared.

EXISTING HOMES 

Buying an existing home will allow you to be in it quicker. Closing on existing homes typically take between 45-60 days.  

When buying an existing home, you get more for your money.  You usually end up with a bigger, updated home in your desired neighborhood.

Existing homes come with charm and characteristics that a new home just can't replicate. Things like old wood trim, original hardwood floors, beveled glass and hidden cubbies make older existing homes desirable. 

When buying an existing home however, you may not get everything you want. Sometimes you have to make some sacrifices. You may have to settle on the location or one less bathroom. Also consider future renovations. Sometimes a home isn't exactly the way you want it.  Figure in an future renovation costs before you buy. Make sure you get a home inspection too.  Sometimes "problems" can be hidden from the naked eye.  A home inspection will reveal any problems that may lay ahead.
